Stunning views and perfect for the beach, but less convenient for Old Town.
Without a doubt, the strongest point of this accommodation is the view. The view from the balcony overlooking Dubrovnik Old Town is absolutely stunning, both during the day and at night. It is honestly one of the most spectacular views we have ever had from an accommodation, and I am not sure there are many other places in Dubrovnik that can match it. The location also offers very quick access to Sveti Jakov Beach, which is another big advantage. Our host kindly provided beach mats and an umbrella, which was very useful and appreciated. If your main reason for staying here is to enjoy the beach, relax, cook your own meals and spend time away from the busy Old Town, this can be a wonderful place to stay.
There were no mosquito nets and no mosquito repellent device in the room. When we arrived, there were a lot of mosquitoes both on the terrace and inside the room. The room itself is quite small, and the bathroom is very small, rather outdated and could have been cleaner. Soundproofing is also not very good. There is a shared kitchen directly in front of the room. This is not necessarily a problem with the accommodation itself, but it is worth mentioning because the experience can depend a lot on your neighbours. In our case, they came very well prepared for cooking and cooked fish in the shared kitchen. Unfortunately, most of the smoke and smell went straight into our room, and when we came back from the beach, both the room and some of our clothes smelled strongly of fish. Again, I would not blame the accommodation for this, but guests should be aware that staying here has a little bit of a small-community/shared-living feeling. Getting to and from the Old Town. It is approximately a 2.5 km walk and, realistically, around 35 minutes. I would genuinely like to meet the people in some reviews who say it takes “only 20 minutes” :) Maybe under perfect conditions, but when it is 35°C outside, the road goes up and down, and you are carrying groceries, it definitely feels very different. There is also no convenient shop nearby. Uber is an option, usually around €15–20 per ride in our experience, but getting one from this area was not always easy. Because Sveti Jakov is primarily a beach area, drivers do not seem particularly eager to come down there, possibly because they expect passengers returning from the beach in wet clothes. We usually waited around 30–40 minutes for a car. Overall, this is not meant as a negative review at all.
