Disappointing.
Location was fine, the proprietor left a lot to be desired. Unfriendly, blunt, and demanding. Never experienced anything like it on any vacation ever.
Arrived and was told we wouldn't be staying at the house we actually booked and was then told we would be getting an "upgrade" (after reading other reviews after the fact, apparently this line is given to a lot of people that book the establishment. That upgrade was six blocks from the original location and further from the main hub of activities, shops and restaurants. When we arrived at the new location, someone was already in our room as they double booked. That other patron had already had issues with the proprietor (she told us so) and asked for a refund and they declined citing it was too late to do so and treated her extremely unprofessional. As for us, we were then told we would "love" another room and when we were shown it, it literally smelled like mold. We politely declined and then were offered the "best room" which included a jacuzzi. We accepted, mainly because we were tired of the runaround and wanted to get settled after traveling to not one, but two locations. Now the best part... The lock on our door got jammed repeatedly and we had to keep it unlocked half the time simply so we wouldn't get locked out. Then, barely any hot water in the shower and finally the jacuzzi didn't work. Upon check out, we asked if we could at least have the breakfast that we were entitled to (which came with the first location we booked but we're moved from) and was told we would have to pay for it because we didn't stay at that location. Seriously? Lastly, when I informed the proprietor that the jacuzzi didn't work his response was "who wants to take baths anyway?" Unreal. Zero effort on their behalf to accommodate their patrons, didn't offer any reduction in price and the only thing that made the stay tolerable was that we stayed out of the house as long as humanly possible and made the best of our time doing the attractions and events we planned.

A nice inn in the heart of Newport.
Nice location in the heart of Newport, surrounded by historic buildings. The room was small but comfortable and the whirlpool was an unexpected bonus. Parking was available across the street.
Room was located in the back of the building through the dining room and up a flight of stairs. It was easy to access but might not work for someone with mobility issues.

Great location. Kind of run down but otherwise it was ok.
