The location was really perfect. Close to all the eatries and right on the main road. Property is beautiful and boasts a good pool and a great restaurant for dining. Staff is polite and very courteous. However they don't help when you need it or provide a solution.
There is seepage in rooms and not just one but pretty much most of them atleast on the first floor. It was clearly visbible with a big spot in the room I was provided. The other thing I didn't like was they didn't pay attention to my request of keeping it quite, other guests on the floor were creating a big ruckus. Having a party with open rooms, but the front desk just said sorry. No offer to change rooms or asking the other guests to keep it down.

Cheating the customer with ITC name providing 2* standard facilities.
It looks like cheating the customer with ITC name by providing facility and service of a substandard 2* hotel. The room size, quality, breakfast, staff, parking, all seemed very uncomfortable for the premium price we paid. The coffee machine was broken for a week and no one bothered to repair it. They were instead providing Rs 2 instant coffee pouch. The rooms were small, the bathroom was even smaller. There were only one combined shower gel+shapmoo which is of poor quality. The breakfast menu were decent, but nothing seemed fresh. We thought it will be of decent ITC standard, but completely taken a back with the overall standard. The cost of the room in a place like Manipal is 15k per room would mean a 5* hotel, but it was like 2*.

Great hotel and great stay
Excellent breakfast and facilities . The location and ambience is excellent and we loved the staff behavior set up of the rooms in the 3rd Floor . The view was excellent .
The fountain was nor working and the swimming pool area may be enhanced with new recliners which are in the Pool .
