    In general we were happy with the beds. The house was equipped well enough and parking was excellent

    No breakfast provided. Everything was clean. Enough room for everyone.

    There were 4 adults for 2 nights and only 1.5 toilet rolls. We had to go and buy more toilet paper. There waa only 1 bathroom mat and when we got back there was a new one placed in the floor - did someone w come in the house while we were gone without notice? Nothing else was done or replaced. We only had 4 medium towels - would have been good to have another towel or 1 face cloth each.

    We came from Fiji to visit Hobbiton and HoH was the perfect place to stay!

    Great location for.visoting Hobbiton. Very warm and homely with everything we needed for a comfortable holiday.

    Spacious, warm and cosy Great deal with Osteria Restaurant Glassware options excellent

    No instructions on how to operate the gas fire and the remote wasn't working Dish rack needs a tray to put it on because the water drained off the bench and onto the floor Some serving Platters, ramekins, serving spoons and generally more cutlery would be really good
