    Considering the price, the value for money is very poor. The room is only accessible via stairs, has virtually no window

    Very comfortable and convenient hotel except for the bad odour near the ground floor lift.

    Interesting decor in public areas and room very comfortable and well appointed. Very clean en-suite area. Good breakfast selection and breakfast was good value for money. Very central position opposite Edinburgh Waverley Station on Princes Street. Staff friendly and helpful. Hotel clean and room servicing staff efficient.

    A big down is the very unpleasant smell in the enclosed bit of corridor leading to the lift on the ground floor. This emanates from a toilet adjacent to the lift door. I have reported this and it is hopefully receiving remedial attention.
