Apart from the WiFi problem I had, this is a good hotel, if I come back to Cancun, I shall stay here
The room was a good size and despite the (apparently standard in Mexico) bed, big enough, for four, there was ample space. The bathroom was light (glass brick wall) and the shower reliably warm. There was bench set in to the wall with enough space for using a computer. On the bench was a microwave oven, plates cutlery etc, underneath was a small fridge. The air-con worked flawlessly, which was very important because the October weather was 36 c. and 90% humidity. I was met on arrival by a very friendly older man, Guillermo?, who carried my cases up to my room (no elevator) and later showed me where a shop and bar are. The room and location are quiet. There is an OXXO (like 7-11) store across the road and several small restaurants. 5 mins in the other direction is a big supermarket and a whole block of nighttime restaurants. There is a laundry service next door - but it's quite expensive unless you use the machines yourself. Taxis can be arranged by the hotel, but Uber is cheaper.
In room 12 the WiFi only worked occasionally and for short periods. On a previous stay in room 2 there had been no problem. I tolerated this for a day or so, then the manager logged me onto their admin WiFi. No food in the hotel, but it has self-catering. There is an associated restaurant next door - quite expensive. Apart from these points this was the best of the three hotels I stayed in on this trip.

Mini fridge , bed and basics. Warm water.
Wifi did not work in my first room at all nor did my data. Switched rooms which was slightly better for data reception mostly. Morning of check out there was a pretty big flood after shower out of nowhere that was a huge inconvenience and wet my suitcase, clothes and took a lot of time from leaving day . Not sure if this is a regular thing or due to the storm the night before

Solid Choice for a Quick Stopover in Downtown Cancún
Great location in downtown Cancún, within a 10-minute walk of the main ADO bus terminal. Located near several excellent local restaurants and eateries. Functional basic amenities for a short or transit stay. Clean and comfortable room.
No 24-hour reception desk; we had to pick up the keys at the restaurant downstairs (which seems to be under the same management). Wi-Fi did not work at all during our entire stay, forcing us to rely on mobile data. The 10-minute walk from the ADO terminal can be uncomfortable and cause you to break a sweat in Cancún’s intense heat and humidity.
