  Location was perfect, was a quiet street but surrounded by a lot of restaurants and super market near by. The room was clean, big bed, had filtered water, big clean bathroom, had a washing machine and drying rack. Lovely balcony with table and chairs and full equipped kitchen.

  Lovely host, amazing room, great location

  This place was amazing! The host was absolutely lovely and really helpful with recommendations around the area. The room/building itself was one of the best places we have stayed in Sri Lanka, so modern and clean. Would recommend to anyone. Location is outside of Matara but you can easily get a TukTuk to the centre. Plus there’s a good little beach and a few restaurants within walking distance of the accomodation anyway.

  We stayed at Kian's Place for 4 nights and it honestly made our whole trip so much easier and more relaxing. The location is perfect close enough to Polhena, Weligama, Mirissa that we could base ourselves here the whole time instead of constantly packing up. What really stood out was the welcome; they greeted us with free drinks and snacks, which was such a nice touch after a long journey. The family running the place is wonderful and so genuinely caring, not just polite like hotel staff but actually warm. They really made our vacation feel special.. The Deluxe Double room was clean and comfortable, and it felt like staying with family rather than just a guesthouse. If you want a relaxed south coast base with people who make you feel truly welcome, stay here. We loved it! They also arrange free cycles and rental scooters and cabs for less than the market rate.

  Exceptional

  Where can I start! First I want to thank Charitha and his family for everything that made my stay at Kian’s Place an unforgettable one. Honestly 10 stars is not even enough. What I liked the most about Kian’s Place is the Exceptional customer service, Cleanliness of the property and rooms, kitchen furnished with all items needs to cook, close proximity to good restaurants, bars, grocery shops, local beach (Polhena), bikes (provided for the clients) and the kindness of the owner family who really cared for the clients.Further, the neighborhood where the property is located is very safe and quiet with parties (like Mirissa) and I walked several times at night from one of the local favourite “Doctor’s House” on the weekend. Honestly you can’t go wrong staying at Kian’s Place. Again Charita and wife without forgetting lovely Kian and his cousin whose smiling made my day everyday.

  Beautiful rooms, wonderful hosts, excellent location and tremendous value.

  Probably the nicest room I have stayed in at this price point in many months throughout Asia. The hosts are very lovely, and extremely helpful and accommodating. Nice neighborhood. The accommodation has everything one needs: balcony, shared kitchen (between just two rooms), washer. The aesthetic is gorgeous, nicer than the pictures.
