Unsafe access, forced door, dirty flat, ignored reports, unpaid refund.
Good technical appliances: excellent fast-heating stove, large fridge with freezer, working washing machine, TV with internet access, many lamps, enough light for work/study, large table, two beds, two sofas, large balcony, good knives, dishes and pot.
1. Access-code entries, forced door opening, privacy/safety / §§ 858, 862 BGB, §§ 241(2), 280 BGB, § 123 StGB: door opened by access code without consent; man entered while I was inside with my child; later door opened again while blocked with a bench, bench fell, I held the door, person kept pushing until I said I would call police. 2. Viewing/sale during paid stay / § 535 BGB, §§ 858, 862 BGB, § 123 StGB: apartment opened for viewing/sale during paid private use; men accessed it as available property instead of occupied accommodation. 3. Hygiene / §§ 535, 536, 536c, 536a BGB: greasy smell in bed/textiles, foul duvets/pillows, woodlice, old food/potatoes/bread under furniture, sticky dust, dirty sofa beds, dirty washing machine/vacuum/tools, greasy extractor hood; about 3 days self-cleaning. 4. Noise, rats, garage / §§ 535, 536 BGB, § 117 OWiG: trash bins under windows, bad smell, rats, daily car/motorcycle repairs in garage below/right, engine noise, oil smell, cigarette smoke, shouting/music/male singing from several sides until night. 5. Comfort, privacy, WLAN / §§ 535, 536, 241(2), 280 BGB: painful unstable bed with stacked soft mattresses, back/neck pain, missing wardrobe, missing curtain/blinds, direct view from opposite building, weak mobile WLAN, frozen TV videos. 6. Service, rules, replacement, refund / §§ 241(2), 280, 323, 535, 536, 536a BGB: pre-arrival communication was already uncomfortable, with very long rules, repeated fine warnings and a threatening tone instead of clear guest support; reports sent via Booking.com, e-mail and WhatsApp; replacement unconfirmed; safety unresolved; refund confirmed through Booking.com/original payment method, monetary refund outstanding. 7. Missing valuables after stay / §§ 241(2), 280, 823 BGB, §§ 858, 862 BGB: high-purity gold jewellery/diamonds present before stay and missing after it; known value 7,060 EUR.
