Good location but can be better with new beds and a good cleaning.

Location is very good. Only a 15 minute train ride to Universal, 1 hour to Nara or kyoto. 7-eleven and familymart where also close by. The 3 toilets and showers where very convenient.

The balcony where we had to dry our clothes had a bit of a piss smell. And the beds where VERY uncomfortable for 4 of the 6 of us. The last room also had a lot of train noise and the inner walls don't block sound.
