Not what we expected after the positive reviews.
Location is wonderful to explore Bologna
A change of management from time of booking to our stay, meant that we did not get the warm and friendly property that we thought we had originally booked. That was one of the key reasons for us booking. The entrance and stairwell is dark and uninviting. Hard to see where you are going. Entry to the property is all online, via a website - you certainly would not want your phone to die or a power blackout. We tried to contact the property for days prior to our arrival and received no correspondence. We were concerned that if we did have problems with entering the property that it may be difficult to communicate any of our concerns. The property has kitchen facilities but no cooking utensils, crockery or even a knife or fork!! The communal area was full of boxes and cluttered with all sorts of items. The cleaner knocked on our door each morning to see if we needed anything but when asked how we turn the towel rack warmer on he said we needed to contact management. This property was our only disappointment in Italy.

No breakfast, no hospitality, no human contact. Avoid.
I booked this property in April because of its excellent reviews, particularly the praise for the hostess and her breakfast, and the attractive, colourful photographs. By the time we arrived, management had changed and the experience bore little resemblance to what I had booked. There was no host, no reception, no human contact and, despite my booking confirmation explicitly stating “Breakfast included”, no breakfast whatsoever. Instead, we were required to complete a frustrating online check-in process, including uploading passport photographs, before receiving links on our phones to open three separate doors. Once inside the building, there was no signage indicating where to find the accommodation. Eventually we located it up a long staircase. Inside, there was packaging lying around, none of the welcoming decoration shown in the photographs, and an empty fridge. The most worrying aspect was the complete dependence on technology for access. On our final morning, our room and the neighbouring room suffered a power cut. Had we been outside, we could have been unable to get back in. What happens if your phone battery dies, you lose internet access or the electronic system fails? I repeatedly messaged the property asking for assistance. After complaining, I received just two brief WhatsApp replies, one questioning where I had read that there would be a receptionist and the other acknowledging that management had changed. Neither addressed the missing breakfast, power cut or access concerns. My subsequent complaint and refund request went unanswered, as did my complaint to Booking.com. What I found particularly disturbing was the complete absence of hospitality, responsibility or accountability. I did not even feel comfortable complaining during our stay because access to the property was controlled remotely by people who were not responding to my messages.

The room was clean and the location is good. Otherwise it was awful. Advice to others: stay elsewhere.
Not much at all. It was *not at all*conform with the a advertised facilities.
(1) One electric socket hidden behind a very, very heavy bed frame. Insufficient sockets for electric appliances (cooler, coffee brewer, hot water cooker, etc) on the far side if the room (2) hall to room area resembled a construction site (3) unpleasant odor emanating from bathroom in the morning (loud hot water tank mounted on bathroom wall covered but a sheet of fabric (4) graffiti-smeared walls left and right of the building entrance doors. No effective sound insulation for adjacent room. Etc.
