    Greay stay

House was everything we needed. Beds were really comfy. I was worried after seeing previous reviews and yes it needs a bit of tlc but dont let this put you off. The house is lovely and in a great location to explore norfolk. Was nice to sit and eat with the bifolds open overlooking the lake and go in the hot tub after. The road is noisy but we just turned the tele up a bit

    Great location for surrounding area.

Great location for visiting Cromer and surrounding areas, having a hot tub and great open plan living area, bedrooms and beds comfortable and clean. Children enjoyed the games provided.

On a busy road which was quite noisy. Despite this wouldn’t put us off staying again because location is good. No bin bags provided and the kettle needs replacing as not working properly.

Upside down was amazing very good layout good size rooms, showers excellent, beds comfortable, parking ok

The outdoor facilities were unacceptable, No BBQ, outdoor unusable as not clean. Outdoor furniture really dirty and also unusable . Outdoor room access door difficult to open and this room was not clean, smelt awful. Half of the Hot tub jets did not work, very tired. Speakers not working Chemicals left on display!!!!!! Not sure if the water had been changed for a while. Main bedroom wardrobe unusable due to foist smell, damp walls. Could do with a deep clean. Had to screw window handles on, Screws missing on bedroom latch doors. Wrong access code given for the keys (owner was very good at responding re code). Kitchen needs more kitchenware and the counter tops were sticky not sure if cleaning product for wood tops is correct needs attention. No handle on front gate dragged on the floor really hard to open.

    Extremely disappointing

The showers were good. Fridge/freezer, dishwasher and washing machine all worked well.

Where do we start! We arrived at our agreed time to find that the property hadn't been cleaned from the previous guests. We contacted Sam and had to leave a voice mail explaining that the property hadn't been cleaned . We also forwarded pictures of what we'd walked into. Sam returned our call and said that this was not the standards he kept. He apologised and explained that the cleaner had been at the hospital all day and that they'd be on their way soon. Two cleaners arrived shortly after the phone call. They spent 40 minutes 'cleaning', changing beds and replacing towels. The house was filthy and has not had a deep clean for a while. We didn't use the hot tub as again it was filthy with debris floating in it and far too much chlorine to be safe. We didn't use the garden room as the weather was nice so we were able to sit outside, but on the floor there was an empty packet of 'gentleman's tablets' so god knows what's been going on in there and the hot tub! We found that the kitchen isn't well equipped and had to wash up regularly. No bbq in the garden even though it's advertised as having one, so we bought a portable one for our use. The area inside the gate, which is broken BTW, was full of leaves, so we swept these into a pile. The bedrooms are OK at best. All the wooden floors have that much wax or polish on them that they felt dangerous to walk on. No toilet paper was left in the bathrooms. Each time we used them toilet in the main bathroom we had to lift the cistern top to release the ballcock otherwise it wouldn't refill. The list goes on.
