Beautiful but tiny with difficult access

Beautiful property, high end finishes. Large shower, comfortable bed, plenty of room in bedroom. For a small kitchen it is very well equipped. Lots of nice touches like the welcome basket and prosecco and the dog box was full of great bits and bowls etc. A lovely touch but overall the property is very small. If visiting for a summer vacation and can benefit from the decking, summer house and huge garden it would definitely be the preferred time of year to get the most from this gorgeous but tiny barn conversion.

The parking, the steps into the property and the attitude of the owner when I asked if there was another entrance as it was muddy and dark when we arrived. I booked this property as it was all on single level what I didn't realise is there are 2 substantial steps to get in. I'm waiting for a double knee replacement, this was somewhat of a problem as was the parking and only access via a grass drive down the bottom of the garden. If you have a summer booking, light nights and dry weather I'm certain it is not a problem. We had to carry our cases and bags down a dark driveway, in mud and the length of the garden. It is a long way. Having parked on the grass driveway as I was told by the owner quite curtly that everyone parks there including their caravan and had not been a problem we then came out to the car covered in bird muck, not a bit, absolutely covered. So the choice is a gravel parking spot at the front but then you have a substantial walk or park on the grass drive, in our case in the mud and end up with a bird splattered vehicle. Whilst we enjoyed exploring the local region it's not somewhere we will be returning to.

    Perfect staycation

Very peaceful and beautiful area, but short drive and you had pubs and shops. We had a private garden meaning the dog could run around without having to worry about her and she loved it 🥰

    Great little hideaway.

The place was in a great spot , excellent for the dogs and lovely farm shop around the corner. Very clean and newly decorated.

The bed let our stay down, just wasn't big enough and such a shame.

Peaceful and relaxing in exceptional accommodation

Everything! It was a beautiful location which made us relax straight away. It was really peaceful with only the sound of the birds. The paddock was fab for exercising a very excitable labrador and we had it to ourselves each time we went there. We loved the summer house which we sat in each night when it got chilly outside, for a bottle of wine or two. There is wifi there so we were able to play some quiet music whilst having a drink. Went to the Kings Arms Martham each day which is a dog friendly pub and only 5 minutes away by car. All in all, a perfect weekend which we will be repeating.

A fantastic Christmas break in the Norfolk Broads

A lovely warm, cosy cottage. The sofa is super comfortable and the Smart TV very much appreciated. Lovely quiet location with access to a paddock for dog walking which was lovely. The enclosed garden and summerhouse were fabulous. Beautifully decorated for Christmas with a lovely gift which we loved - thank you so much - a lovely thought.

Mattress was very hard - we both had backaches every morning - this is personal preference- we are used to an Emma mattress at home. The shower pressure was very low whilst the overall water pressure in the unit was great in the kitchen so I guess an easy fix with a higher powered shower unit. The living area which is a combined kitchen, dining, lounge is tiny but perfectly adequate for two.
