  Not worth to book it if you pay more than 10k

  Only location. It’s near by beach.

  We paid approximately ₹30,000 per night based on the property presentation, photographs, amenities and information displayed on Booking.com. However, after checking in, we found that the actual property and facilities are significantly below what we reasonably expected from the listing. Our concerns include: • The beds and bedding are of very basic quality. • Water pressure is extremely poor. • Breakfast provided is very basic considering the price charged. • The overall amenities and facilities are basic and do not justify the way the property was presented. • There is not even proper parking available. • Overall, the actual property appears substantially below the standard portrayed on Booking.com. Most importantly, we paid around ₹30,000 per night, while we subsequently found comparable pricing for this property at around ₹12,000. We understand that prices can vary depending on dates and booking conditions, but such a significant difference, combined with the discrepancies between the listing and the actual property, is extremely concerning. Had the actual condition of the property, shared swimming pool and level of amenities been accurately represented, we would not have booked this property at ₹30,000 per night. We raised with booking.com still no proper response from them citing the reasons that the property guys are not responding.

  The villa is quiet, clean and well maintained. It was a pleasure to meet the caretaker laxmi. The homemade breakfast provided was delicious. Kitchen comes with all utensils, bathroom toiletries and towels were provided. Washing machine provided was an added plus. Swimming pool too was well maintained. Any issues we faced were promptly sorted out. Very happy with our stay which was for three nights.

  One bedroom is in the basement and other two on the top floor. This made it difficult to access for my mother as she couldnot take the steps.

  Excellent and value for money for families

  The caretaker/ housekeeper Ms Laxmi waited on us the whole day, cooked hot breakfast everyone morning per individual choices. She cooked meals like we requested. The experience was better than a 5 star hotel because of this concierge service.

  Some furniture probably needs replacement, but that’s only due the the humid climate of Goa

  It was nice family time together👫 we had a very comfortable stay full 7 days. Pool was great, food

  Breakfast is too good. Laxmi ghd Caretaker is very helpful 😊she cooks fresh Breskfast everyday
