  Spacious property with potential, but condition and cleanliness fall well short

  The property is large and spacious, with five double bedrooms, all en suite, plus bunk beds in one room, making it suitable for up to 12 guests. There is a pool and braai area, and the property clearly has considerable potential. There were some thoughtful touches on arrival, including chocolates on the pillows, rusks, long-life milk and coffee. The manager was responsive and made genuine efforts to resolve issues during our stay. The external water leak was dealt with promptly, a backup water tank was connected and the repair was carried out the following day. He also came out to reset the TV, attempted to resolve the Wi-Fi problem and acknowledged that the cleaning was below standard.

  Unfortunately, the property is considerably more run-down than the Booking.com photographs suggest and, in our view, is overdue for significant maintenance, deep cleaning and refurbishment. The décor is tired and fixtures and fittings are worn, particularly in the kitchen. Some kitchen cupboard doors are loose and drawers do not open properly. Several bathroom fittings need attention: some shower heads spray in all directions and one toilet would not flush. Cleanliness was below an acceptable standard. There was dirt on the floors and the inside of the kitchen cupboards appeared not to have been properly cleaned for a considerable time. There were also several practical issues during our stay. The Wi-Fi was poor and eventually stopped working before returning to an average level. The TV initially did not work and, once reset, proved to be a basic non-smart TV with limited channels. The gas cylinder for the Superser heater was empty. With persistent rain and temperatures around 18°C, the house became very cold and we ended up sitting indoors wearing our coats. This should have been checked before guests arrived. The poor weather meant that we spent considerably more time at the property than planned, making the condition, cleanliness and heating particularly important. To be fair, the manager did his best to address the problems and offered us a complimentary night. We could not use this as we had further accommodation already booked, but given the overall condition and the amount paid, we believe a commensurate refund would be appropriate. Overall, the property has good facilities and could be an enjoyable stay if it were properly maintained, thoroughly cleaned and refurbished. Unfortunately, at present it feels more like a place to sleep between activities than a comfortable “home from home”, and the actual condition does not match the impression created by the photographs.

  The place is beautiful and spacious for the family or group of friends.

  Ensuite bathrooms for every bedroom Kitchen and its utensils Extra beds, even though we did not use them.

  Had to change bedding from one of the bedrooms Cleaning only done the following morning.
