  great property for a party house, not ideal if you want a more sophisticated Manchester stay.

  the location is so close to everything it was brilliant. The hot tub on the roof gives the property a real wow factor. we were worried because previous reviews said hot tub was cold on arrival, this wasn't the case for us it was perfect. in fact it was too hot to use as it was 30 degrees outside!!!

  unfortunately the set up didnt suit our group and this wasn't made clear when booking. we specifically wanted a property with plenty of bathrooms for a large group of women. But there is only one 'main' bathroom and the other two bathrooms are ensuites so you end up having to go through someone's bedroom to use the loo ( you could be two flights of stairs away from the main bathroom). None of the bathrooms were lockable. We arrived during the heatwave and the main 'living space' is on the 3rd floor, meaning it was sweltering, we couldn't enjoy the roof terrace as there was no shade up there and what looked like a lounge area on the pictures was actually someone's bedroom so we couldn't freely use that. Many of us took fans with us anticipating it being hot, but that wasnt enough. I dont remember there being any fans at the property. The stair ways and areas by the big windows at the back of the property could be better cleaned and maintained. The decor/paintwork is a bit shabby and slap dash, its not as chic as seen in the pictures. One of the hanging rails was literally hanging on by 2 screws that had almost come out of the wall. one of the double beds had a double mattress slapped on top of a divan that clearly was not a double, meaning the mattress was unsupported when being slept on, two full grown adults shared that bed and could not go anywhere near the edge or they would have fallen off!!! The kitchen had lots of glassware and plates but not enough to actually cook a meal for the propertys capacity, a lack of sharp knives, no bread knife, lack of large plates for sharing platters. If you are in Manchester for a party, then this house is great to just go and get your head down somewhere. But ignore the capacity of the house we were a group of 15 and it was a squeeze I think the house says capacity is 21 or 23?!

  Great location huge clean property

  Great location and a great big house - the size of it exceeded my expectations, over 3 floors and was very clean and well equipped in terms of kitchen utensils etc. They also put the hot tub on for us which was hot when we arrived which I thought was very nice.

  Communication wasn’t amazing. I was surprised to be asked for a £500 deposit in quite a rude manner- when the message was sent to me, I honestly thought this was a scam and was really scared. Recommend either ask in a very respectful and kind way, or sort the deposit through booking.com to guarantee safety for guests. If you’re staying in the rooms facing the street just be prepared for street noise/ sirens throughout the night, recommend taking earphones but the other rooms are fine and beds are all clean and comfortable. Wasn’t much toilet paper provided but that wasn’t the end of the world- there is a Sainsburys close by and it’s close to everything.

  Top gaff roof top cool with hot tub overlooking city centre

  We had a great time. Used the hot tub the entire time was already ready and toastie on arrival. Spacious lounge and lovely host. We will definitely stay again great value for money!

  Don’t bother staying here, freezing cold in winter, very noisy, customer service awful and took ages to return hefty dam

  Price was reasonable for number of people and kitchen was good.

  There is no heating. The property has tiny electric heaters which don’t work and it was absolutely freezing in winter when we stayed. We had to sleep in our clothes and coats. The hot tub was cold on arrival and we couldn’t use it. When I contacted them to let them know they told us it was warm when they left. That’s not helpful when the clients are telling you there is an issue now. We had to pay a £500 damage deposit which would have been returned within a specified date as per their terms and conditions. I had to chase this to get it returned as they made no effort to return it themselves.
