    the property was materially misrepresented on Booking.com, leading us to book accommodations that did not match the services and amenities advertised. Based on the listing, we reasonably believed we were booking a full-service luxury hotel offering amenities such as an on-site restaurant, spa, and gift shop. Upon arrival, we discovered that this was not the case. Specifically: There is no functioning on-site restaurant in the traditional sense. Dinner is not available unless it is prearranged several days in advance, as it is prepared by the owners of the property, who also manage the inn. There is no on-site bar. The advertised “spa” is not a dedicated spa facility. It consists of a shared hot tub and massage services provided by an independent third-party masseuse who must also be scheduled in advance and is not part of the hotel’s regular operations. There are no meaningful services, dining, or amenities within convenient proximity. The property is extremely remote, with the nearesty restaurants and other facilities approximately 45 minutes away. The approach to the property requires driving approximately 30 minutes on unpaved dirt roads. This information was not made sufficiently clear during booking and resulted in damage to our vehicle. Had these facts been accurately disclosed, we would never have booked this property. What was presented online created the reasonable expectation of a luxury boutique hotel with readily available hospitality services. Instead, we found an owner-operated inn with highly limited services that required advance arrangements which were never disclosed in a way that would have allowed us to make an informed booking decision. When we expressed our surprise and disappointment upon arrival, the staff showed no acknowledgment that the property’s presentation had created misleading expectations and made no effort to offer an alternative solution or accommodation.
