LICENSED SHORT TERM LET PROPERTY. Upon check out, please ensure you take all of your personal items with you as regrettably, any left items to be posted back to you will incur a £10.00 administration fee plus cost of postage. Lost items will be disposed of one week after your departure date inclusive. All rubbish/recycling must be removed from the apartment before/at departure. Regrettably, non-conformity will incur an administration charge of £20.00 deducted from the security deposit. Please ensure you do not lose the property keys or lock yourself out of the property. A replacement key fee of £10.00 will be charged in the event of lost keys and a call out charge of £40.00 will be applied if it is necessary for a member of staff to retrieve keys or replace them. Maximum number of guests staying at the property MUST NOT EXCEED TWO guests.The apartment Short Term Let license application - (Civic Government (Scotland) Act 1982 (Licensing of Short Term Lets) Order 2022 - allows a maximum of two people per booking. Guest numbers are checked/monitored. Please note, the property is fitted with a noise level monitoring device. EV (electric vehicle) charging from the apartment electricity outlets is strictly prohibited as cables MUST NOT be present on the communal road and parking MUST NOT take place outside of the parking bays indicated for the apartment. Failure to adhere to EV (electric vehicle) charging terms and conditions will incur a £200.00 charge.This property does not accommodate bachelor(ette) or similar parties. A deposit may be required at the property.

    Gorgeous decor, super comfy bed, a delightful place to stay

    Loved the accommodation. We had initially booked somewhere else that was uninhabitable when we arrived, so booked Little Beech Tree very late. What an absolute delight when we walked through the door. Spotlessly clean, thoughtful welcome supplies, super comfy bed. The decor was gorgeous. Loved the views, had a nice run along the canal and back by the park. Linlithgow, just done the road is an interesting village to visit, bonus, Edinburgh is only 20mins on the train. Happily rebook if in the area again.

    Excellent location to travel around the area, used the train to get to Edinburgh

    Really clean and comfortable there was a little welcome pack with eggs, butter and milk, the bed was very comfortable

    Alles war wie beschrieben, es ist ein tolles, liebevoll eingerichtetes Appartment. Wir haben es sofort gefunden. Es gab Kaffee, Tee und weitere Nettigkeiten. Die Badewanne mit TV ist super 😊

    Nichts.

    Exceptional by far the best place we’ve stayed in a very long time! So cosy and homely and beautiful

    This little gem, was so beautifully decorated and very cosy and homely. The added little touches were so sweet like chocolates and the little hamper and eggs, milk and water. The bed was so comfy and the pillows we had an amazing night sleep. We loved the jucuzzi style bath and that you could watch the tv in the bath or even play music on the tv is was awesome! Your home is so beautiful and we would love to stay again or try one of your other properties Thank you so much for having us both

    Nothing everything was perfect 👌🏾 A later check out option would be ideal. Unfortunately found out Ubers don’t work in the area as kept waiting on driver to partners work. As partner was working whilst we was away and his car blocked in by construction truck at work so couldn’t get me straight away with car which very sorry about. Lucky after numerous try’s of uber taking ages I saw there was the local taxi number in the folder and they only took 10 minutes to come so was very helpful having that thank you and to the lady’s being understanding ☺️ I wish I had booked our full stay here rather than 2 other nights in a hotel as this was by far the much better option! Also great value for money! X

    Buena estancia

    La casa es muy grande. Tiene de todo.

    El estilo es muy ecléctico a mi gusto, la cocina está llena de cosas por lo que es difícil encontrar espacio para poner las tuyas. No entendimos como iba la calefacción
