    Clean and well located, but several issues with communication and complicated access arrangements

    The property was very clean and the location was convenient. Overall, the room itself was well maintained and cleanliness was a clear positive.

    Communication before arrival was difficult. I sent two questions in advance but could not get answers until Booking.com customer service became involved. The access arrangements were also unnecessarily complicated. We were given two keychains with multiple keys, with different keys needed for different doors. To access breakfast, we had to leave the property and then re-enter through another entrance. There seemed to be extra keys and steps for almost everything, which made moving around the property less convenient than it needed to be. The property also required online check-in through chekin.com before arrival. While this was manageable, after we arrived the manager still took our passports and scanned them. This made the purpose and added convenience of the online check-in unclear, as we still had to go through a similar process in person. Finally, the manager was not particularly friendly or welcoming, which affected the overall experience. I also did not receive a receipt for the tourist tax.

    Comfortable and clean place to stay in Mestre with easy access to Venice.

    Tram to Venice is steps away. Saad ,the owner is very helpful in giving instructions how to get to Venice. We also bought our city pass tickets from him, very convenient with no up charge. Place is very clean with machine that makes coffee, hot chocolate 24hrs.

    nice host and everything according to expectations. rooms are spacious, there is a direct tram to Venice right under the building. nice stay for such a price.

    small thing, but coffee. it was really bad. for sure I understand that I can't count with okay quality of coffee from free coffee machine on a floor, but we had also breakfasts and in Italy you kinda expect some good coffee. didn't impact the quality of the stay anyway..
