  A filthy, poorly maintained property with terrible service and dishonest practices—avoid it at all costs.

  Floor 27 and location is good

  Worst stay ever — avoid this place The host demanded cash before allowing me into the room. From the beginning, he cancelled my Booking.com reservation and gave me 500 baht for agreeing to this, which made the entire situation feel deliberately dishonest. The air conditioning barely worked, the Wi-Fi was terrible, and none of the lamps worked. Nothing in the property seemed to be properly maintained or in working order. The sewage problem was awful, and the room smelled like sewage throughout my entire stay. They promised to change the sheets every three days, but during my 11-night stay, they changed them only once. When I complained and asked for a refund for the remaining nights, the host sent me a photo claiming that he had been in a car accident. His worker initially responded, but then completely stopped communicating with me. I was left without any solution or refund. This was far beyond an unpleasant stay—it felt like a scam. Save yourself the trouble and stay somewhere else.

  Disappointed with an inferior, not superior, room. Never again Franco.

  Great location, convenient to everything, stayed in the building many times before.

  Property manager/owner insisted on payment in cash and still hasn’t provided a receipt despite several requests. Upon arrival he apologised for the “spectacular” room being unavailable for my first two nights and even gave a 500 baht (Au$25!) discount and some fragrances to make up for the “inconvenience” of placing me in a room that told him that I was only accepting the room as he told me it was only temporary. This “Superior”room is musty smelling with no view or garden view as advertised (the car park wall of the building next door, not shown in the Booking.com photos), so much traffic noise that the balcony is unusable, poor natural light, wi-fi slower than my Vodafone 4G, inoperative tv remote control, shower with an obstructed drain and loose shelves. (Some of these comments are supported in other reviews, so obviously left unattended to.) The owner subsequently messaged me that I was to stay in the room that he initially said was “temporary”. It turned out that this was the room that I had accidentally booked because of the ambiguous/misleading advertising. Very disappointing, Booking.com! After those first, uncomfortable two nights I moved into a beautiful, clean, daily serviced , higher floor sea view room operated by another company for little more than what I had paid for with this owner.
