  Beautiful at first glance, but far below the standard of comfort, safety, privacy and service expect

  The house is visually impressive, spacious and photographs beautifully. At first glance, the property and pool area create a genuine “wow” effect.

  Unfortunately, the impressive first impression quickly gave way to serious problems: the single air-conditioning unit could not cool the entire house, leaving the bedrooms unbearably hot and stuffy; the pool had numerous chips and its water stained our UV clothing and toys yellow; and the faulty, unsecured umbrellas posed a genuine safety risk. Our privacy was also repeatedly disrupted by visits from the owners approximately every day—once early enough (5:00 am!!) to wake us and another time early in the morning with only 30 min notice —which made us feel uncomfortable and constantly monitored. At over €5,000 for the stay, we expected a completely different standard of comfort, maintenance, safety, service and respect for guests’ privacy; even the broken coffee machine was not replaced until the third day. Appendix on 23.08.2026: Now that we have owners response for our review I've got words of warning for anybody that wants to book this property. Everything is a lie: 1. The weather in July/Aug there gets hot every year. Check the data. 2. We kept the rollers shut all the time! I did not mention it in my review to keep it short, but we did. It was very uncomfortable to live 10 days in house with no windows. Like living in a cave, because the owners squeezed few euros on properly sized A/C. 3. When it comes to using sunscreens I understand that the owner expects the guests not to you sunscreen at all at the peak of summer and uv radiation, not providing any shade for the swimming pool. 4. The pool was scratched and chipped from day zero. 5. They visited us almost everyday (7/10 days), we never asked them to come by, as I've mentioned sometimes they visited us without ANY information beforehand. One time during one of such surprise visit the owner started to argument with me when I was straight from the bed barely woken up. 6. When it comes to leaving the house dirty. It's a lie.

  Recomended for sure

  Appreciate Antonia and Valentino support with all the questions we had. Antonia shared recommendations for boat trip, restaurants with traditional Peka dishes, markets, beaches, etc. The property is well equipped, lovely looking, place enough for two families with kids. Swimming pool is one of the biggest advantages of this beautiful place, Valentino was proactively looking after it (cleaning, water condition check, etc.) Area is rural with sheeps and turkeys, houses nearby. Convenient connectivity by car to Biograd na moru, Zadar and other towns nearby.

  In the bedrooms there are no conditioners units (just in the main dining room where we spent most of the time, when we were at house), so for nights sometimes it was necessary to open windows. But it is definitely not critical.

  Wir hatten einen wunderschönen Aufenthalt und haben uns von der ersten Minute an unglaublich wohlgefühlt. 🥰 Die Unterkunft ist liebevoll eingerichtet, sehr gemütlich und die Lage zwischen den Olivenbäumen einfach traumhaft. Es war der perfekte Ort, um abzuschalten und die Zeit mit der Familie zu genießen. Besonders hervorheben möchten wir die herzliche Gastfreundschaft – wir wurden so freundlich und herzlich empfangen und haben uns wirklich wie zu Hause gefühlt. ❤️ Wir würden jederzeit wiederkommen und können die Unterkunft von Herzen weiterempfehlen! Vielen Dank für diese wunderschöne Zeit! 🙏🏼
