Excellent location, don't even consider staying anywhere else in Venice.
Excellent location, I wouldn’t consider any other. I highly suggest avoiding the commotion and hassle of staying in the center of the city. The hotel is in a nice safe area a short (5 min. walk) from Piazzale Roma, with the transportation options of the airport shuttle bus and the parking garage. We took the shuttle bus, which was very convenient. Very walkable to Piazza San Marco and all attractions, also very close to the Vaporetto (water bus) stop, and water taxis, but I highly recommend walking. Many good quality restaurants within a 5-minute walk. Very clean and well-maintained interior with small lobby and small elevator. Very friendly and helpful staff that made excellent restaurant recommendations. We had Room 803 located on the corner of the 3rd floor, which was excellent, with views of the canal in two directions. The room was large with plenty of space, a wardrobe cabinet to hang items and a luggage shelf, small desk and lounge chair, ample number of electrical outlets in convenient locations, TV, WIFI, small refrigerator and safe. Very comfortable large double (US Queen size) bed with good quality, but firm, pillows. Exquisite large modern bathroom with beautiful marble floor and walls. Small, but adequate size, walk-in rain shower with hand wand. The breakfast area is in the sister hotel (Olympia), just a few steps down the canal. Very good buffet with an adequate choice of items. Very nice dining area, you can sit inside or in an outside patio.
I would have rated this hotel a 10, except for these minor issues. The bathroom sink is very large with no counter space to put your toiletry items, the toilet was too high with an uncomfortable seat, I’m 5’11” and my feet didn’t touch the floor, the architect designed the bathroom for style and not practicality. The A/C ductwork was very loud. The exterior of the building is in good condition but needs painting, the iron window boxes have stained the yellow exterior walls. The window flower boxes need replanting, which would greatly enhance the exterior of the building. Not a big negative but be aware that European hotels don’t provide wash clothes, and shampoo and conditioners are often limited, or of poor quality, we bring our own.

We had a great stay !
This was our second time staying at this lovely hotel. The room we had was lovely, it was clean and a good size. The bathroom was very nice as well. Both have been renovated. The front desk staff were very helpful and pleasant. Location is great, next to piazza Roma. Also there are some lovely restaurants next to it which we took advantage of. Was very nice not to have to go very far for a lovely meal and wine after a full day of walking and touring. Would definitely stay again for a third time if we go back to Venice 🥰 Also nice to have an elevator as many places don’t have one.
I have nothing negative to say. Was great!
