    NO HOT WATER AVAILABLE

Location is good, easy car parking, good room size. There is no breakfast service available but there is a good selection of tea, cofee and biscuits.

Bathroom is dated and not up to 2026 expectations. There is a bath and a over-bath electrical shower, with NO HOT WATER. The owner, very rude, unpleasant and non sympathetic, could not repair it or offer a room swap. We had to look for an emergency accomodation, be bothered with an extra transfer and accept the only room available on a Saturday afternoon in York. Not exactly the best way to enjoy our weekend in York! Thanks to Booking, a 100% refund has been obtained.

Clean, well equipped room with a good shower. Huge parking space on site was a bonus.

Mattress was rather soft and lumpy, but not enough to prevent a reasonable night's sleep. Upstairs residents were very audible, so I don't think the soundproofing was great.
